Does homeowners insurance cover floods or earthquakes?
No. Standard homeowners policies exclude both flood and earthquake damage. In our area those are real risks, so they are covered separately: flood through the National Flood Insurance Program or a private flood policy, and earthquake through a separate policy or endorsement. Ask us and we can add these where it makes sense for your home.
How much dwelling coverage do I need?
Your dwelling limit should reflect what it would cost to rebuild your home today, which is not the same as its market value or the price you paid. Rebuilding costs have risen sharply in recent years, so we help you set a limit based on current construction costs and look at extended or guaranteed replacement cost options where a carrier offers them.
What is the difference between replacement cost and actual cash value?
Replacement cost pays to repair or replace damaged property with new materials of like kind and quality, without deducting for age or wear. Actual cash value subtracts depreciation, so it pays less. We generally recommend replacement cost on your dwelling and, where available, on your personal property, and we'll show you the difference in premium.
