Does my homeowners insurance cover flooding?
No. Standard homeowners and renters policies specifically exclude flood damage from rising water. Flooding is covered only by a separate flood policy, whether through the National Flood Insurance Program or a private flood insurer. We can help you put that separate coverage in place.
Do I need flood insurance if I am not in a flood zone?
It's worth considering. A large share of flood claims come from low and moderate risk areas, and heavy Northwest rain can cause flooding well outside mapped zones. If you're in a high-risk zone, your lender likely requires it. Even if not, the relatively low cost can be well worth the protection.
Is there a waiting period for flood insurance?
Often yes. NFIP policies typically have a 30-day waiting period before coverage takes effect, with limited exceptions. Because of that, it's best to arrange flood coverage well before you need it rather than when a storm is in the forecast. Reach out and we'll get it started.
