Two Risks Your Home Insurance Does Not Cover in Southwest Washington

By Kathleen Arlint, CICUpdated August 14, 20261 min read

The short answer

Flood and earthquake. Every standard homeowners policy excludes both, and both are real risks in Clark County and along the Columbia, so each one has to be bought as its own policy or endorsement.

  • Flood is excluded from every standard homeowners policy, whatever the water came from.
  • Flood policies usually have a waiting period before they take effect, so they cannot be bought once a storm is in the forecast.
  • Earthquake is excluded too, and our region sits above the Cascadia Subduction Zone.
  • Earthquake policies usually carry a percentage deductible based on your home's value, not a flat dollar amount.
  • Neither is right for every household. The point is to decide on purpose instead of assuming.

Questions people ask us next

Does homeowners insurance cover a burst pipe?

Usually yes, when the escape of water is sudden and accidental, which is a different thing from flood. The distinction the policy draws is where the water came from. If it arrived from outside and rose, the policy calls it flood and excludes it. If it came out of your own plumbing without warning, it is generally covered. Slow leaks unnoticed for months are a third category and often are not. Read your own policy or send it to us and we will read it with you.

Do I need flood insurance if I am not in a flood zone?

You may still want it. Being outside a high risk zone lowers the odds and lowers the premium, and a significant share of flood claims come from low and moderate risk areas. Around here, the water causing trouble is often runoff with nowhere to go rather than a river leaving its banks. It is worth pricing before you decide.

How long does flood insurance take to start?

A National Flood Insurance Program policy commonly has a thirty day waiting period, with a few exceptions such as a purchase tied to a new mortgage. Private flood policies can be quicker. Either way it is not a same day purchase, so it belongs on the calendar rather than on the emergency list. Call us at 360-573-3080 and we will tell you what applies to your situation.

What is a percentage deductible on an earthquake policy?

It is a deductible calculated as a percentage of your home's insured value instead of a flat dollar amount. On a home insured for 500,000 dollars, a 10 percent deductible is 50,000 dollars. Percentages vary by carrier and are sometimes selectable, so it is one of the numbers to compare rather than skim past.
